Ordinance 2020-37, rezoning property located west of and adjacent to Goldcoast Road, in the vicinity north of Malabar Road, from RS-2 (Single-Family Residential District) to RC (Restricted Commercial District) (0.54 acres)(Case CPZ-6-2020, Masone Properties and Development), final reading (Quasi-Judicial Proceeding).

Masone Properties and Development (Mr. Tony Masone, Representing) has asked for a rezoning of the subject parcels from an RS-2, Single Family Residential District to an RC, Restricted Commercial District. The applicant intends to construct a bank on the parcels.

The properties are located in Port Malabar Unit 8, in the vicinity of the northeast corner of Emerson Drive NE and Malabar Road NE. The properties are surrounded by RS-2 zoning to the north with single-family homes, RC zoning to the west with a real estate office, Malabar Road to the south with commercial development, and Goldcoast Road NE to the east with single-family homes. The RC district is uniquely suited for commercial development in transitioning from residential or other noncommercial development to commercial use. The proposed zoning change will allow for transitioning between existing single-family homes and existing businesses and help boost the area as a commercial node.

Motion to approve Case CPZ-6-2020, subject to the staff report comments.

Planning and Zoning Board Recommendation:
Unanimous approval of the request, subject to the staff report comments.
